Overview of Alpine Airpark Association Covenants

The following summary highlights select provisions from the Alpine Airpark Association’s Covenants, Conditions, and Restrictions (CCRs). This is not a comprehensive list and should only be used as a general reference. Prospective buyers, residents, or property owners are strongly encouraged to review the full CCR documents prior to making any purchase or investment decision within Alpine Airpark.

Key Provisions

1. Architectural & Property Use
Alpine Airpark is a residential community created for aviators and aviation enthusiasts. All construction plans are subject to Association review to ensure architectural consistency and compatibility with existing homes. While approval will not be unreasonably withheld, only residential use is permitted.

2. Motor Vehicles
All personal vehicles must be stored in enclosed garages. Recreational vehicles may be present only on a temporary basis.

3. Aircraft Taxiways
Taxiways are for aircraft movement only. They may not be used for aircraft storage, parking, or repair activities.

4. Association Membership
Ownership of property within Alpine Airpark requires mandatory membership in the Alpine Airpark Association. The Association manages community standards, enforces the CCRs, and maintains shared amenities such as the runway and common areas.

5. Snow Removal
From October 15 through May 1, the Association provides snow and ice removal on the runway. Weather conditions, however, may occasionally limit access or restrict use during the winter season.

6. Assessments & Fees
Property owners are responsible for annual assessments to cover operating costs, as well as any special assessments approved by the membership for capital improvements. In addition, each hangar with runway access is subject to an annual fee of $3,500.00. Delinquent assessments may result in a lien being placed against the property.
